Palm Beach Lanai Sunrooms & Patios provides residential sunroom construction and enclosure services in Palm Beach County, Florida. Our services include sunroom additions, patio enclosures, screen room installation, custom sunrooms, and related outdoor living structures, as described on our website.
We reserve the right to decline any project at our discretion. Availability of services is subject to scheduling and workload. We do not guarantee immediate availability for any specific project start date.
Free on-site estimates are provided without obligation. An estimate represents our good-faith assessment of the cost of your project based on the information available at the time of the visit. Estimates are not binding contracts.
Final pricing is established in a written proposal or contract signed by both parties before work begins. The final contract price governs. If unforeseen conditions are discovered during the course of work - such as structural issues, hidden damage, or code-required changes - we will notify you and provide an updated written change order before proceeding.
Prices quoted are valid for 30 days from the date of the written proposal unless otherwise stated. After that period, pricing may be subject to change.
Project start dates are scheduled based on mutual availability. We will provide you with a projected start date and keep you informed of any changes. We are not liable for delays caused by permit review, weather conditions, material supply issues, or other circumstances outside our control.
If you need to cancel or reschedule an estimate appointment, please contact us at least 24 hours in advance.
If you cancel a signed contract, any non-refundable costs already incurred - including permit fees, materials ordered, or work already completed - may be deducted from any deposit returned. Specific cancellation terms are detailed in your individual contract.
Payment terms are set out in your signed project contract. Typically, a deposit is required before work begins, with the remaining balance due upon completion. We will not begin work without a signed contract and the agreed initial deposit.
We accept payment by check, credit card, or other methods specified in your contract. All payments are in US dollars. Late payments may be subject to interest charges as described in the contract.
Final payment is due upon project completion and your walkthrough acceptance of the finished work. Withholding final payment without good cause is a breach of contract.
We pull required building permits for all projects that require them under Florida law. Permit fees are typically included in or added to the project cost, as detailed in your contract. We will not knowingly undertake work that violates Florida building codes or local ordinances. You are responsible for notifying us of any HOA, historic preservation, or other private restrictions that apply to your property before work begins.
We stand behind our work. Specific warranty terms - including the duration and scope of any workmanship warranty - are set out in your signed contract. In general, we warrant that work performed will be completed in a good and workmanlike manner and in compliance with applicable building codes.
Manufacturer warranties on materials, windows, frames, and other components are governed by the respective manufacturers and are passed through to you. We do not extend manufacturer warranties beyond their stated terms. Damage caused by homeowner misuse, extreme weather events, or failure to perform routine maintenance is not covered under our workmanship warranty.
To the fullest extent permitted by Florida law, our total liability to you for any claim arising from our services or your use of our website shall not exceed the amount you actually paid us for the specific project giving rise to the claim.
We are not liable for any indirect, incidental, consequential, or punitive damages, including loss of use, loss of income, or damage to property not directly caused by our work. Some states do not allow limitation of consequential damages; in those cases, this limitation applies to the maximum extent permitted by law.
Our website is provided for informational purposes. We make reasonable efforts to keep the content accurate and current, but we do not warrant that the website is free of errors or that it will be available without interruption. We reserve the right to modify or remove content at any time without notice.

These Terms and Conditions are governed by the laws of the State of Florida, without regard to its conflict of laws principles. Any legal proceedings arising under or related to these terms shall be brought in the courts of Palm Beach County, Florida.
We reserve the right to update these Terms and Conditions at any time. Changes are effective when posted to our website with a revised effective date.
